Signing Loan Documents

When all of the “Prior to Doc” conditions have been satisfied, the loan processor will request that Loan Documents be drawn up by the lender and sent to your title company. Your escrow officer will make an appointment for you to sign the final loan documents, and other paperwork relating to the real estate transaction.

The escrow officer or a signing agent will go through each page of the documents with you, briefly describing each page and making sure you sign or initial in the correct places.  You will get a copy package of all the documents, and the escrow company will mail the final closing paperwork to you a few days after the transaction records.  Make sure you keep all of the paperwork, especially your final closing statement, which you will need when you file taxes.

Of course a big part of the sign-off process is bringing in closing funds.  The escrow officer will provide an estimated closing statement prior to your sign-off, that your Loan Officer and Realtor will review.  You can bring in a cashier's check for closing funds or get wiring instructions to wire funds directly from your bank account to the escrow company.
