The Transaction Records

When funds are received from the lender, the title company will record the legal documents at the local County Recorder's office.  The Grant Deed, which documents the transfer of title from the seller to the buyer on a sale, is recorded.  The Deed of Trust is also recorded, which ties the loan to the property. 

If this is a purchase, you will receive the keys to your new home on the day the transaction records.
